Our prime objective is to allocate the best possible tenants to your property in the shortest amount of time so as to protect your investment and to generate income for you. Throughout the letting process we will keep you up to date with progress, usually via the telephone and email.
We will advise you upon everything that needs to be done to let your property legally. We can carry out gas safety checks, electrical safety testing and obtain Energy Performance Certificates using our approved contractors.
Throughout the tenancy we perform bimonthly inspections to your property to make sure the tenants are behaving as they should. Payments are checked on the day they are due and transferred to your bank account immediately upon clearing. We provide you with a monthly e-statement detailing all transactions relating to your property.
Charges
Let-Us-Let do not charge Landlords registration or administration fees. We charge a percentage of the monthly rental collected except with our Tenant Finder option where you can choose the services you require.

We will endeavour to find for you property tenants that are of proven good character and that are financially able to pay the rent. We will place your property in front of as many prospective tenants as possible both from our current bank of prospective tenants and on on-line property portals that are being used at an ever increasing rate. Selecting tenants
All tenants are vetted scrupiously so as to determine their suitability for the acceptance of a legally binding tenancy agreement, this means that every tenant over 18 years of age has a separate check done (e.g. where the applicants are a married couple, both the husband annd the wife will be vetted separately).
The vetting process includes; CCJ checks at current and previous addresses, employers and previous employers references, salaries confirmation, bank details confirmed, character reference taken. Where a guarantor is needed, the guarantor will have the same suitability testing done to deterine affordability in addition to their existing financial commitments.
Accompanied viewings
We will make all the necessary appointments for viewings to your property in line with your instructions. All viewings are accompanied. We are able to offer viewings daytime, evenings, Saturdays and Sundays. We will inform you of the outcome of each viewing.
